Refurbishment and functional conversion of the Palazzo della Civiltà Italiana - known as the 'Square Colosseum' - in the EUR district of Rome, to create the Fendi World Headquarters. The project involved upgrading a historic building of major architectural value, converted into a high-representation corporate headquarters in compliance with heritage and urban planning constraints.

The contract was managed as General Contractor under an Open Book formula, ensuring transparency in decision-making and close control of costs, timelines and quality throughout all execution phases. Activities included coordinating construction, MEP and finishing works, as well as planning the construction sequencing required to adapt the spaces to the client's functional needs.

The project was carried out within a highly constrained architectural context, requiring structured site-phase management, control of operational interferences and particular attention to overall execution quality. The Open Book approach allowed the complexity of the project to be managed with flexibility and rigour, ensuring the objectives agreed with the client were met.
